Before a fire protection engineer can design a single sprinkler head, the building has to be assigned an occupancy classification. This one designation, set by the building code based on how the space is used, drives a surprising amount of what gets required.
What Occupancy Classification Actually Determines
Occupancy classification (business, mercantile, assembly, storage, healthcare, and others under the International Building Code) affects everything from means of egress and exit signage to which hazard classification a space is assigned for sprinkler design purposes. A hospital and a warehouse of the same square footage can end up with very different fire protection systems because of this single distinction.
Occupancy vs. Hazard Classification: Not the Same Thing
It’s easy to conflate the two, but they answer different questions. Occupancy classification is a building code concept describing how a space is used. Hazard classification is an NFPA 13 concept describing how much fuel is present and how fast a fire could spread, which is what actually sizes the sprinkler system. Why This Matters When You Change a Building’s Use
Converting a warehouse into a mixed-use retail and office space, for example, can trigger a new occupancy classification, which in turn can trigger new fire protection requirements even if the physical building doesn’t change. This is one of the more common reasons a renovation ends up needing sprinkler retrofit work that wasn’t part of the original plan.
