Commercial Standpipe Systems
Standpipes deliver water to hose connections throughout a building, primarily to support fire department operations.
Overview
A standpipe system is a network of vertical and horizontal piping that delivers water to hose connections at multiple points throughout a building, most commonly used by the fire department during a response, and in some cases by trained personnel. Standpipe design and installation is governed by NFPA 14.
Standpipes are common in taller commercial buildings and large-footprint structures where hose lines run from the exterior would be impractical, and they often work alongside a fire pump to maintain adequate pressure at upper floors. Standpipe Classes
- Class I — provides 2½ inch hose connections sized for fire department use
- Class II — provides 1½ inch hose stations intended for trained personnel or initial fire department response
- Class III — combines Class I and Class II connections on the same system
When Standpipes Are Required
Requirements vary by code edition and local amendment, but commercial buildings are commonly required to have a Class III standpipe when the highest occupied floor is a significant distance above, or the lowest level a significant distance below, the level of fire department vehicle access. Your local building code and AHJ determine the exact threshold for your project.
Wet vs. Dry Standpipes
A wet standpipe is charged with water at all times for immediate use. A dry standpipe holds no water until the fire department connects a supply, typically through a Fire Department Connection (FDC), and is more common in unheated or seasonally occupied structures.

Does a standpipe replace a sprinkler system?
No. Standpipes and sprinklers serve different purposes and are typically installed together in taller buildings. Sprinklers automatically suppress fire; standpipes deliver water for manual firefighting operations.
Who can use a Class II hose station?
Class II stations are intended for use by trained building personnel or by the fire department during initial response, using smaller diameter hose than a Class I connection.
How is standpipe pressure regulated?
Codes typically require a minimum residual pressure at the topmost hose connection and cap maximum static pressure at lower connections, with pressure-reducing valves installed where the static pressure would otherwise exceed the limit.
